Six steps, one counterparty. The Company sells on identical terms to every purchaser — local or foreign — and walks non-citizens through the Alien Land Holding Licence alongside the sale.
Shortlist the ground
Filter the register by use, size and terrain, or draw a search area on the map. Every lot carries its acreage, access, utilities and an indicative guide before you speak to anyone.
Register interest
Open a file on a lot or a consolidation. A case officer is assigned, the survey plan and valuation summary are released, and a twenty-one day soft hold is placed while you review.
Site visit and due diligence
Walk the ground with the officer, take your own survey and soil advice, and confirm zoning and servicing with the utilities. The Company supplies the vesting evidence and title extract.
Offer and board approval
Submit a written offer with your scheme outline and funding evidence. The board considers price, use and deliverability, and may approve a consolidated or further-subdivided sale.
Licence and agreement
Non-citizens lodge the Alien Land Holding Licence application with the file the Company has prepared. Sale and purchase agreement is executed and the deposit is held by the attorneys.
Completion and registration
Balance is paid, the conveyance is executed and the title is registered in your name. Development conditions, where the board has set them, run with the title.
The Alien Land Holding Licence.
Any purchaser who is not a citizen of St. Christopher and Nevis requires a licence to hold land, granted by Cabinet on the recommendation of the Ministry of Land. It is a routine consent for a credible scheme, and it runs in parallel with the sale rather than ahead of it.
The Company prepares the land particulars, the vesting evidence and the site plan for your application file, and a case officer tracks it through to grant. Figures below are indicative — the Ministry confirms the assessment on lodgement.
